Our Milestone Inspection Process & Services
Statewide Compliance, Local Expertise
While many are familiar with the 40-Year Recertification process common in Miami-Dade and Broward, Florida’s new laws have established a unified statewide standard known as the Milestone Inspection. This process now requires recertification at 30 years for most buildings (and 25 years if located within three miles of the coastline). We are experts in navigating the specific requirements of all major Florida counties.
Phase 1: Structural Inspection
A licensed Structural Engineer performs a thorough visual examination of the building’s foundation, load-bearing walls, floor and roof systems, steel corrosion, and concrete distress. The goal is to assess the general structural condition and identify any substantial structural deterioration.
Phase 2: Electrical Systems Inspection
This inspection, which can be performed by our team, includes a detailed review of the main electrical service, branch circuits, conduit conditions, and panel boards. We verify the safety and general condition of the electrical systems to ensure they are functioning as intended.
Who is Required to File?
All commercial buildings and condominiums/co-ops of three stories or more must undergo a Milestone Inspection. (This generally excludes single-family homes, duplexes, and triplexes). We can help you determine your building’s exact deadline based on its certificate of occupancy date.
Comprehensive Reporting for Compliance
Upon completion, we provide a sealed inspection report summarizing our findings for both the structural and electrical inspections. This official report is submitted to your local building department to satisfy the recertification ordinance and maintain your building’s good standing.
