Florida Milestone Inspections | Best 40-Year Recertification Guide

Navigating 40, 30, and 25-Year Recertification with Licensed Engineering Experts.

Florida milestone inspections are a mandatory building recertification process that all commercial structures and condominiums over three stories must complete. At Studio A Engineering, our Florida milestone inspections are led by Paul Edwards Pineda, PE — a Registered Structural Engineer (FL PE #61808) with hundreds of completed milestone inspections across Miami-Dade, Broward, and Palm Beach counties.

Whether your building faces a 40-year, 30-year, or 25-year recertification deadline, our Florida milestone inspections team ensures compliance with Florida Statute 553.899. Projects include Ocean Reef Club, Mandarin Oriental Boca Raton, and hundreds of condo associations. Verify our PE license through the DBPR.

Our Florida Milestone Inspections Process

Statewide Compliance, Local Expertise

While many are familiar with the 40-Year Recertification process common in Miami-Dade and Broward, Florida’s new laws have established a unified statewide standard known as the Milestone Inspection. This process now requires recertification at 30 years for most buildings (and 25 years if located within three miles of the coastline). We are experts in navigating the specific requirements of all major Florida counties.

Phase 1: Structural Inspection

A licensed Structural Engineer performs a thorough visual examination of the building’s foundation, load-bearing walls, floor and roof systems, steel corrosion, and concrete distress. The goal is to assess the general structural condition and identify any substantial structural deterioration.

Phase 2: Electrical Systems Inspection

This inspection, which can be performed by our team, includes a detailed review of the main electrical service, branch circuits, conduit conditions, and panel boards. We verify the safety and general condition of the electrical systems to ensure they are functioning as intended.

Who is Required to File?

All commercial buildings and condominiums/co-ops of three stories or more must undergo a Milestone Inspection. (This generally excludes single-family homes, duplexes, and triplexes). We can help you determine your building’s exact deadline based on its certificate of occupancy date.

Comprehensive Reporting for Compliance

Upon completion, we provide a sealed inspection report summarizing our findings for both the structural and electrical inspections. This official report is submitted to your local building department to satisfy the recertification ordinance and maintain your building’s good standing.

Repair & Restoration Guidance

If our inspections reveal substantial structural deterioration or electrical issues that require repair, we can provide the detailed specifications, plans, and guidance necessary to help you address the findings efficiently, pass your recertification, and ensure the long-term safety of your property.

The Risks of Delaying Your Florida Milestone Inspections

Failing to complete Florida milestone inspections on time can result in serious consequences for building owners and associations. Local building departments may impose daily fines, place liens on your property, or even declare the building unsafe for occupancy. Insurance companies may cancel or refuse to renew policies on buildings that have not completed their Florida milestone inspections.

Do not wait until the deadline. Our team can schedule your Florida milestone inspections promptly. We also provide structural integrity reserve studies (SIRS), structural engineering design, and threshold inspections as part of a comprehensive building compliance package.
