Florida Milestone Building Inspections
Navigating 40, 30, and 25-Year Recertification with Licensed Engineering Experts.
As buildings age, ensuring their “life safety” is paramount. Florida’s Milestone Inspection is a mandatory building recertification process designed to verify the structural and electrical integrity of older properties. At Studio A Engineering, we are licensed professionals authorized to perform these critical inspections. We guide condo associations, building owners, and property managers through every step of the recertification process, delivering clear reports and ensuring you meet all county and state requirements for your “Certification of Occupancy.
Our Milestone Inspection Process & Services
Understanding the Law
Originally known as the 40-Year Inspection, Florida law now requires Milestone Recertification at 30 years for most buildings, and 25 years if located within three miles of the coastline. We are experts in the specific ordinances of Miami-Dade, Broward, and other Florida counties.
Phase 1: Structural Inspection
A licensed engineer conducts a thorough visual examination of the building’s foundation, structural walls, floor and roof systems, steel framing, and concrete elements to assess their general condition and identify any signs of distress.
Phase 2: Electrical Systems Inspection
This inspection includes a detailed review of the main electrical service, branch circuits, conduit, and other electrical equipment for safety, code compliance, and to ensure they are functioning as intended.
Who is Required to File?
All commercial buildings and most residential buildings (such as condos more than 3 units) over 2,500 sq ft must be inspected. We can help you determine your building’s exact deadline and requirements based on its certificate of occupancy date.
Comprehensive Reporting for Compliance
Upon completion, we provide a sealed inspection report summarizing our findings. This report is submitted to your local building department to satisfy the recertification ordinance and receive your “Certification of Occupy.”
Repair & Restoration Guidance
If inspections reveal a need for structural or electrical repairs, we can provide detailed specifications and guidance to help you address the issues efficiently and pass your recertification.
