What is 40-year recertification?

The 40-year recertification is a county Building Recertification Program. In Miami-Dade County, a building must be recertified when it turns 40 and every 10 years after that. Broward County runs a similar program, and some cities start the clock at 30 years. A licensed Florida engineer or architect inspects the building and certifies that it is structurally and electrically safe for continued use.

40-year recertification vs. the milestone inspection

The milestone inspection is a statewide requirement created after the 2021 Surfside collapse: condominium and cooperative buildings three stories or taller must have a phase-one milestone inspection by a licensed engineer by the time they reach 30 years of age (25 years if they are within three miles of the coast), then every 10 years.

What the structural recertification report covers

The structural half of a 40-year recertification is a hands-on assessment of the parts of the building that carry load. On a typical inspection we look at:
